Pelham Gates is the development name for 49 bespoke holiday homes located within the Crowhurst Park estate.

a) Purchase of the lease from Telham Estates LLP.

b) Our experienced construction team at Little Finland Ltd will help you select your home design or bespoke option.

For a non-refundable £2000 reservation fee payable to Telham Estates LLP (plus Vat at the prevailing rate), we will hold the plot for a period of 28 days. During this time you can review the documents relating to your purchase.

Each holiday home is being sold with a 125-year lease registered with the Land Registry. This gives you the right to retain your home on your allocated plot at Pelham Gates. The lease premium is £60,000 (plus VAT at the prevailing rate) depending on the size of the plot.

Telham Estates LLP will provide:
- Notes for prospective purchasers and their conveyancers
- Contract to grant a lease
- 125 year lease document.

Little Finland Ltd will provide:
- The development agreement. This is the supply and build contract and includes detailed specifications of your home and six stage payments.

After signing the lease agreement you will have the option to enter a separate supply and build contract with Little Finland Ltd. who have the experience and knowledge to ensure your Scandia Hus home is built to the highest standards and in accordance with the specification in the lease agreement.

There will be six stage payments during the build, similar to many other self build projects. Completion will be approximately six to seven months from the date of order.

Yes, currently the insurance rent is £500 plus I.P.T. The homes are insured individually and are covered under Telham Estates LLP policy. We would advise that owners take out their own policy to cover contents.

If your building is constructed by Little Finland Ltd a 10 year warranty is included.

Yes. The amount will vary on the type of home.

Water and electricity are on a metered system and will be invoiced twice a year at cost. 

The buildings originate from Scandinavia where they have been building similar houses for many years. They can also be found in many other countries throughout the world and in every climate. Consequently we expect the life span to be similar to a traditional brick built house.
